We all know some of the basics: de-clutter, clean every nook & cranny, take down personal photos.... 

Below are some things you may not have thought of, but should do prior to selling your home

  1. Add power outlets with USB ports in rooms that lack them, especially in the kitchen, bathrooms, and bedrooms where they’re most needed.
  2. Eliminate acoustic popcorn-style ceilings since they look dated and tacky.
  3. Remove exposed posts and half walls.
  4. Update wiring for the Internet and flat-screen TVs.
  5. Clean carpets and wood floors
  6. Expand a small kitchen to make it work better and look larger. Two quick fixes: Change the backsplash by adding mirrors, stainless steel, or paint, which will introduce light and views;
  7. Clear out and clean a garage, a big selling feature.
  8. Change out corroded or dented door knobs and levers.
  9. Pay attention to landscaping= Curb Appeal!
  10. Paint exterior windows, doors, gutters, downspouts, and trim
  11. Remove outdated wallpaper
  12. Remove, store, or discard excessive accessories 
  13. Get the house inspected before it’s listed to know its condition and identify any structural issues that could derail sales.
  14. Outfit closets for extra storage
  15. Tighten a home’s “envelope” to improve energy efficiency and savings.
  16. Improve a home’s healthfulness by using paints and adhesives with low or no VOCs.
  17. Use what you have, and arrange each room in a conversational way if possible. 
  18. Remove and replaced faded draperies, fabrics, and rugs, or leave windows and floors bare to avoid showing lack of attention.
  19. Replace old, dated, or worn bedding. 
  20. Toss out old magazines.
  21. Check smells regularly. Besides getting rid of bad odors from pets and mildew, introduce nice fresh fragrances, but don’t go heavy on scents from candles.
  22. Make rooms lighter and larger for showings with good lighting. 60-watt bulbs have a nice glow.
  23. Go with plants rather than flowers indoors since they last longer, but either choice can add vivacity to a room.
  24. Pay attention to your bathrooms. Specifically, make sure you have freshly laundered towels, new soap in soap dishes, spotless mirrors, and no mildew in view.
  25. Be sure your house is priced competitively with the current market and homes in your area. In most regions, it’s still the No. 1 “fix” to sell quickly. Go a bit under the market price, and you may even bring forth multiple offers that are higher than expected, says Jill Epstein, a REALTOR® with Nourmand & Associates in the Los Angeles area.

What's Happening in Louisville's Market?

Market Insights:

  • Price rebound: 68% say prices will be higher by the end of 2012.
  • Today’s prices: 29% below the peak reached during the housing bubble.
  • Demand for lower-priced properties: 80% of agents say it’s good or very good.
  • Demand for homes in the middle-price ranges: 71% rate it as fair to good.
  • Demand for high-priced homes: 58% call it poor to fair.
  • Interest rates are in the high 3's and low 4's.
  • Roughly one third are first-time buyers. Another third are homeowners looking to sell so they can move up or downsize. The remainder are mostly investors, who believe the market has hit bottom.
  • One in five buyers pays cash, receiving an average discount of 15%.

This could be it! A developer from Michigan is looking at Simpsonville for a potential outlet mall. No more driving out of state to get those bargains! The developer, Horizon Group Properties has mentioned a nine building complex.

My Opinion: An outlet mall would be a great addition to Simpsonville, Kentucky. There is a lot of commuters who travel between Louisville and Lexington daily. The outlet mall would also attract other businesses nearby which in turn would attract homeowners to the area. Grocery stores, convenient stores, gas stations, etc. All of this money would be kept within the Bluegrass State.
